When you are buying a home or refinancing, loan estimates can feel intentionally intimidating. Depending on your property type, location, loan program, and even the time of year, a standard Loan Estimate (LE) can feature anywhere from 20 to 40 line-itemed fees.
Many borrowers get swindled into thinking they are getting an incredible deal simply because they look at one number—the interest rate—while missing thousands of dollars in hidden costs buried deeper in the paperwork.
Unfortunately, this happens all the time. I've had clients walk in thinking they found a lower-cost loan elsewhere, only to discover that the competing estimate wasn't truthful or omitted key lender charges. In a digital world where anyone can pop up a generic rate quote online, there is immense value in working with a human being whose reputation, transparency, and execution actually stand behind the numbers.

My goal is always to avoid unnecessary discount points and focus on the best overall execution and lowest out-of-pocket costs.
- Credit Report & Third-Party Markups: A standard credit report fee is a legitimate out-of-pocket expense. However, watch out for lenders who pad this line item—adding hidden profit margins on top of actual costs to sneak in extra lender revenue.
2. Understand What You Can and Cannot Control
Borrowers often try to do an "apples-to-apples" comparison across multiple lenders, but the reality is that true apples-to-apples comparisons are nearly impossible because not all lenders operate the same way.
- Uncontrollable Third-Party Fees: Fees like title, escrow, and settlement charges are usually straightforward and determined by the title company, local recording offices, or baseline investor guidelines.
- Controllable Lender Margins: This is where the gap widens. Traditional retail operations have massive overhead—corporate layers, regional managers, and marketing departments—which all have to be paid for through your loan fees and rate pricing.
